Nothing can be done about it though, as the law stands in England. It's no one's fault - the vendors obviously wont turn down good money (nobody would), the agents work for the seller so they want to achieve the best price, and the buyers get desperate so up their offers.

It's not like that here Donna. There are loads of houses on the market, in fact its flooded with the upcoming HIP.
However, there are so many investment buyers out there that anything under £160k is getting snapped up by them, leaving the rest of us fuming!!!!!! The amount of houses that I ring up to view and they have already sold
I know that it's no-ones fault.
I do understand the system as I'm a Licensed Conveyancer, but it doesn't make it any easier!!!!!!
